In the quiet rural area of Le Malandri in France, sits The Big Barn

Le Malandri is a small hamlet nestled in the commune of Ambernac, located in the northeast of the department of Charente on the western edge of the Country of Charente Limousine. It belongs to the Community of communes of Confolentais.

It is located 10 km west of Confolens and 11 km northeast of Saint-Claud. It is also 47 km from Angouleme - the prefecture, 10 km from Champagne-Mouton, 10 km from Roumazières-Loubert, and 6 km from Saint-Laurent-de-Céris.

Just a 40 minute drive from Limoges airport, The Big Barn will boast approximately 236 square metres of living space, a hot tub, large kitchen, 4 bedrooms and a swimming pool.

On site will also be glamping pods and a geodome.

Perfect for those wanting a real taste of rural France with the convenience of towns and attractions less than 30 minutes away. The location also benefits from beautiful cycling routes throughout the Charente region.

The story so far

Acquired by Lucy Cohen in 2013, The Big Barn was nothing but a derelict shell. Seeing the potential of the barn, Lucy set about putting all of her savings into renovating the property. Working with local architects and artisan builders, the property now has foundations, a new roof, windows, doors, and utilities. It was important to Lucy to keep as many of the original features as possible to preserve the barn’s 200 year history and character.

Funding the project to date

So far the project has been entirely funded by Lucy’s savings. In December 2020 a mortgage had been offered by BNP Paribas to fund the rest of the renovation, however, due to Brexit, BNP Paribas withdrew all offers of funding to UK citizens looking to fund properties in the EU. Never one to give up on a dream, Lucy is now looking at other ways to fund what she knows will be an incredible property and venue for those in need of an escape.

The next chapter

The remainder of the project will cost around £150,000 to complete. This includes building the interior of the property, swimming pool, hot tub, and landscaping. Once completed, The Big Barn will yield a rental income of £1000 per week over the summer season and £750 a week during the winter. We are looking for private investors who would:

  • Like the benefit of a gorgeous holiday destination until their loan and interest is fully repaid

  • Want to earn interest on their money that's better than a savings account
